A plain-language look at what actually drives pricing for striping, sealcoating, and crack filling projects, so you know what to expect before you request a quote.

We don't publish flat per-space pricing, because it wouldn't be accurate — a small church lot and a multi-tenant shopping center lot are different projects even if they have a similar number of spaces. This guide walks through the factors that actually move the number on your quote, so a conversation with us starts from an informed place instead of a guess.

What Affects Pricing

Most striping, sealcoating, and crack filling quotes come down to a handful of variables:

  • Lot size and space count — more spaces and more total pavement generally mean more paint, more time, and a higher total.
  • Current condition — a lot with faint but visible lines is a faster job than one where the layout has to be measured and planned from scratch.
  • Scope beyond basic lines — ADA spaces, fire lanes, curb painting, arrows, and crosswalks each add time and materials on top of standard striping.
  • Whether sealcoating or crack filling is included — these cover the pavement surface itself, not just the lines, so they're priced separately from striping and added when a lot needs them.
  • Access and scheduling — lots that need to stay partially open, or that require early-morning or after-hours work, can affect timeline and cost.

Restriping vs. New Layout

If your lot already has a layout that works and the lines are just faded, a restripe is usually the faster, lower-cost option — we repaint over what's there.

If the lot has never been striped, has been expanded, or the current layout causes confusion or wastes space, a new layout and full striping makes more sense. That takes more planning time up front — measuring the lot, checking local code minimums for space size and count, and confirming ADA requirements — but it often makes better use of the space long-term.

What Affects Crack Filling Cost

Crack filling is typically priced by linear footage of crack, so the total depends on how much cracking a lot has and how spread out it is. A lot with a handful of isolated cracks costs less to treat than one with cracking spread across most of the surface.

Why it's often quoted with sealcoating: crack filling is usually done as a prep step right before sealcoating, since filling cracks first gives the sealcoat a cleaner surface to bond to. Because of that, most property owners request a combined quote rather than pricing the two separately.

When cracks may need repair instead of filling: crack filling is intended for suitable cracks in otherwise serviceable asphalt. If a lot has potholes, severe alligator cracking, drainage issues, sinking pavement, or base failure, that typically calls for asphalt repair or paving work first — we'll always tell you if that's what we're seeing rather than filling cracks that are likely to fail again quickly.

What photos help with a quote: close-up shots of the cracked areas, a couple of wide shots of the lot, and photos of any spots that look sunken or pothole-prone give us enough to tell whether filling makes sense or whether we should talk through repair options instead.

Sealcoating + Striping Packages

Sealcoating and striping are priced separately, since sealcoating covers the entire pavement surface while striping only covers the lines. That said, most property owners who need both find it easier to request one combined quote rather than juggling two vendors and two schedules.

When both are part of the same project, sealcoating happens first (after any crack filling) and striping goes down once it's cured — we'll walk you through the timing when we quote the job. Depending on project size and timing, sealcoating work may be completed directly by ClearLine Striping or with a trusted asphalt service partner, but either way you get one quote and one point of contact.

ADA Markings

Accessible space striping adds a modest amount to most quotes — the symbol, access aisle, and any van-accessible markings take more paint and precision than a standard space. The bigger cost driver is usually whether your current accessible space count and placement already meet expectations, or whether the layout needs to change first.

Arrows, Crosswalks, Curb Painting & Fire Lanes

Directional arrows and crosswalks are usually priced per marking or per linear foot, so a lot that only needs a few arrows costs less than one needing a full ladder-style crosswalk and multiple stop bars.

Curb painting and fire lane lettering are priced by linear footage of curb, plus any required text stenciling. Properties that already have fire lanes marked usually just need a repaint; properties adding a fire lane for the first time may need a short layout review to confirm placement.

What Photos to Send for a Quote

Photos speed up the quote process and often mean we can give you a solid number without a site visit. Helpful shots include:

  • A wide shot of the entire lot from one corner, and another from the opposite corner
  • Close-ups of any existing ADA spaces, fire lanes, or curb markings
  • Close-ups of any cracked, sunken, or uneven pavement
